Numerous guests reported that Beachbreak By The Sea is perfectly located, directly on the beach and within walking distance to Pier Park, Gulf World, restaurants, shopping and amusements for the family. Each room faces the ocean, which several guests commented was important to them. Golf courses are only a short drive away.

According to a number of guests, the staff is very friendly and accommodating, often going out of their way to be helpful, trying to make guests as comfortable as possible.

It is a good value hotel and easy on the pocketbook, according to several guests. The hotel units have an oven and full-sized refrigerator, which appealed to a number of guests. A lot of guests positively mention the amenities, such as a limited continental breakfast served daily, a bar/restaurant on site, a pool and spa, a volleyball area, patio and playground for children, and close to numerous activities - all at a budget price.

Some guests report that rooms need renovating, and, according to management, some are in the process of being updated already. Carpets are reported to be old, stained and dirty. Some rooms reportedly have plumbing leaks and noisy, older room air conditioners.

Advertised as offering free Wi-Fi, service at the hotel is reported by numerous guests as being sketchy and not available throughout the facility. Some rooms don't have WiFi at all and the only reliable signal is in the lobby and/or the parking lot.

Guests are mostly impressed with the cleanliness of the rooms, but a number of people found the rooms and bathrooms less than acceptable - sometimes with a smell. Carpets are not regularly vacuumed and are in need of shampooing or replacement, according to some guests..
